Chadwick Villas

Chadwick Villas is a 20 unit luxury town home subdivision that JSM Builders obtained entitlements and a development approval on for The Chadwick Real Estate Group. The entitlements took 6 months to complete including site engineering, architectural design and the planning approval process with the City of Steamboat Springs. Construction is currently under way.

Fulton Ridge Subdivision

Fulton Ridge Subdivision is a 2.67acre, 28 unit town home project that JSM Builders procured the acquisition of in 2006 and also assembled the equity team and development team. JSM Builders was engaged to entitle the property, which was originally purchased as a vacant parcel located between downtown Steamboat Springs and the Ski Area, and to manage the engineering team, architectural team and the installation of the site’s infrastructure and roads. JSM Builders also procured the recent sale of the property with entitlements and infrastructure improvements for $4.64MM.

Perry Ranch Subdivision

Perry Ranch is a 470 acre parcel located 1 mile from the downtown of Steamboat Springs. JSM Builders procured this acquisition in the summer of 2007 and has worked as the development partner to create a new access and an 11 lot subdivision of 35 and 50 acre ranches. Along with site design and developing the historical story of the property, JSM Builders has managed surrounding property owners, negotiated various legal and property transactions, and has developed the costs pro formas and projections for assembling a joint venture.

Ski Time Square Parcel B

Ski Time Square Condos is a to-be-built condo tower in the heart of Ski Time Square at the base of the Steamboat Ski Area. The project is in early predevelopment stages of conceptual design and schematics studies. Currently the design is for roughly 190,000sqft and over 10 stories in height. JSM Builders procured this acquisition in mid 2005 and is managing the entitlement process for a local development group, The Corpus.

Steamboat Highlands

Steamboat Highlands (aka Ski Country) is a luxury condominium development at the base of the Steamboat Ski Area. The project consists of 340,000sqft with over 130 units and is over 10 stories. JSM Builders procured the $11.5MM acquisition in partnership with development group Gamir/Reilly in 2007 and is currently managing the entitlement process which is slated to be completed in the winter of 2008/2009.

West End Town Home Subdivision

West End Town Home Subdivision is a 20 unit complex that JSM Builders procured the purchase of in 2004 and developed turn-key for the development group Capstone Endeavors, LLC. JSM Builders managed everything from entitlements, construction, marketing and finally the sale of each unit. This was a unique project as it was 50% affordable housing done in partnership with the City of Steamboat Springs. 75% of all of the units were sold to families living and working in Steamboat Springs.
